The problem of locating BIM libraries

For the manufacturer of building materials, expansion into new markets is a natural step of development. You have a great product, a translated website and a distribution network. However, in the world of digital construction, this is not enough. If your libraries do not “speak” the language of local BIM standards and do not reflect actual availability in a given market, instead of supporting sales, they become merely a dead resource.

Every Product Manager and Sales Director knows that nothing irritates a customer more than a product that cannot be purchased or fitted under local law. In the BIM world, however, this problem is hidden deeper — in the data layer. Designers and architects increasingly struggle with the so-called “availability anxiety”. They are afraid to include BIM objects taken from global portals in their projects, not sure if a given product variant is offered at all in their country. So if you want your products to be placed in overseas projects, you need to implement a BIM library management strategy in multiple markets. About how to do this, we will tell in the next paragraphs.

Why is the “Universal BIM File” suitable for all markets a myth?

Let's imagine a typical scenario. The manufacturer provides a single, “global” product library on its website and hopes to cooperate with designers from many countries. What can go wrong? On the surface, everything looks correct — one file, one database, one source of truth. In practice, however a universal BIM file is rarely really useful locally. Differences in standards, classifications, units or formal requirements mean that instead of supporting sales, a global library often only generates a problem on the engineer's side. In the following paragraphs, on a few examples we will tell how to adapt BIM libraries to the markets and thus avoid errors that can negatively affect the efficiency of foreign sales.

Same language, different market

Let's look at a simple but very common case of BIM library location error: the UK and US markets. Building manufacturers forget that English alone is not enough. An architect in London (UK) needs a metric system and Uniclass classification. The architect in New York (US) operates on the imperial system (inches), OmniClass standards and completely different standards of the American industry. If an architect from the UK downloads the US version by mistake, such a file is technically useless for him.

As a result, global libraries, which were supposed to simplify distribution, begin to act as a entry barrier. The designer will not waste time on manual corrections - he or she will simply reach for a competitor alternative that is prepared for his market.

Local BIM standards

Building materials in Poland must meet different fire or thermal standards than the same materials in Spain or Norway. Providing the designer with a file with the wrong set of certificates is a simple way to reject the product already at the stage of verification of the specifications.

Importantly, the issue is not just about formal compliance. Engineers are increasingly automating the checking of parameters in models. If the data in the object does not comply with local BIM standards, the product falls off even before it goes to talks with the investor.

Manual management of BIM libraries in multiple markets

If your company operates in 10 markets and has 50 product groups, manually creating separate static files for each region means maintaining hundreds of variants of the same library. This is a huge logistical challenge — it is enough to change one property in the PIM system to make a large part of the BIM files obsolete.

The effect? Your BIM libraries are downloaded, but sales do not grow because products are removed from projects as not compliant with local requirements or unavailable in a distributor's offer in that country.

From static file modeling to an intelligent ecosystem

How to solve this problem without involving a staff of people to constantly edit or model new libraries? The key is to change the approach to data distribution. The BIM library should not be a static “store” of files, but a dynamic process.

The modern approach to BIM (building information modeling) is based on separation, which allows better management of:

  1. Geometry (Template): We store a universal 3D model without rigidly stitched data.
  2. Data (PIM): We get information about availability, translations and standards directly from Product Information Management (PIM) systems.

For this to work, you need technology that connects these two worlds in real time.
